Air Handling Unit Cleaning

Cleaning of commercial air handling units – coils, fan, drain pans and plenums – for offices, institutions and multi-tenant buildings across the Greater Toronto Area. Carried out to NADCA standards.

Why Air Handling Units Need Cleaning

The air handling unit is the centre of a commercial HVAC system: all the air the building uses passes through its filters, coils and fan. Dirt on the coils cuts heat transfer and raises energy use, a dirty fan wheel moves less air, and a drain pan that does not drain becomes a source of odour and microbial growth. Because the unit feeds the whole duct system, cleaning the ductwork without cleaning the air handler leaves the main source of contamination in place – which is why the two are usually scoped together under commercial duct cleaning.

Signs It Is Due

  • Standing water or slime in the drain pan
  • Visible dirt on coil faces or fan blades
  • Odours in the supply air, especially at start-up
  • Rising energy use without a change in load
  • Filters bypassing or damaged in their racks
  • Planned duct cleaning that does not include the unit

Common Questions

How often should an air handling unit be cleaned?

It depends on the building, the filtration and the hours the unit runs. An inspection is the right starting point – it shows whether the unit needs cleaning now or can wait for the next duct cleaning cycle.

Does the unit need to be shut down?

Yes, while it is being cleaned. We schedule around your building’s occupancy, including outside business hours where needed.

Do you repair components?

Our work is cleaning. Anything mechanical or controls-related we find is reported so your HVAC contractor can deal with it.

Do you clean rooftop units and makeup air units too?

Yes – see rooftop unit cleaning and makeup air unit cleaning for how those are handled.
