Washroom Exhaust Cleaning

Cleaning of washroom exhaust fans, grilles and ductwork in commercial buildings, condominiums and apartment buildings across the Greater Toronto Area.

Why Washroom Exhaust Systems Need Cleaning

Washroom exhaust removes moisture and odours, and it carries a steady load of lint, dust and hair along with them. Over time that builds up on grilles, fan wheels and duct walls until airflow drops. The signs are familiar: mirrors that stay fogged, odours that linger, and mould on ceilings and around fixtures. In condominiums and apartment buildings, many suites often share central exhaust risers and a single roof fan, so one restriction affects every unit on the line. The same buildings usually benefit from dryer vent cleaning on a similar schedule.

Signs It Is Due

  • Mirrors and walls staying wet after showers
  • Odours lingering in washrooms
  • Mould on ceilings, grout or around fans
  • Grilles visibly coated in dust and lint
  • A fan that is noisy but moves little air
  • Resident complaints concentrated on one riser

Common Questions

Do you work in occupied condominium and apartment buildings?

Yes. Suite access is scheduled through property management, and the work is organized riser by riser so each line is finished before moving to the next.

How often should washroom exhaust be cleaned?

Commercial and multi-unit buildings typically every few years, or sooner if residents report moisture or odour problems. An inspection of a few grilles and the roof fan shows whether it is due.

Do you replace fans?

Our work is cleaning. If a fan motor or bearing is failing, we will report it so your HVAC or electrical contractor can replace it.

Can you clean dryer vents in the same building?

Yes. Buildings often schedule both together to reduce the number of times suites need to be accessed.
