Condenser Coil Cleaning
Cleaning of the outdoor air conditioning unit – the coil that releases the heat your system removes from the house. Leaves, cottonwood and dirt block it every season.
Why Condenser Coils Need Cleaning
The outdoor unit works by moving air across its coil to shed heat. Anything that blocks that airflow – grass clippings, leaves, cottonwood seed, dirt, lint from a nearby dryer vent – makes the compressor work harder and hotter to do the same job. That means higher energy bills, weaker cooling on the hottest days, and extra wear on the most expensive part of the system. Commercial buildings have the same issue at a larger scale on their rooftop units. The indoor half of the system, the evaporator coil, is covered separately.

Common Questions
When is the best time to clean it?
Late spring, before the cooling season. Where cottonwood is heavy, a second cleaning after it finishes shedding in early summer can be worth it.
Can I just hose it off myself?
A gentle rinse helps between cleanings, but switch the power off first and avoid a pressure washer, which flattens the fins. Buildup deep in the coil usually needs a proper coil cleaner.
Will cleaning fix an air conditioner that is not cooling?
Sometimes – a heavily blocked coil alone can cause it. If cooling does not recover after cleaning, the cause is likely refrigerant or electrical, which needs a licensed refrigeration technician.
Do you clean commercial condensers too?
Yes. Commercial condensing units and rooftop units are cleaned the same way at a larger scale.
